Maria Goreti Rebêlo, senior counsel in the Real Estate and Tourism practice, has written an article for Imojuris about the rules of the New Urban Leasing Regime (NRAU).
The article highlights that in the absence of specific agreements, the NRAU defines the responsibilities of each party, such as maintenance works, charges and expenses for the rented properties. In non-residential leases, the trend is to transfer responsibilities from the lessor to the lessee, following international models such as net leases.
The truth is that the market is increasingly demanding and the lawyer states that, if well applied, the categories facilitate clarity in negotiations between both parties and simplify negotiation processes.
